Kamehameha III, By the Grace of God, King of the Hawaiian Islands, by this Royal Patent, makes known, unto all men, that he has for himself and his successors in office, this day granted and given, absolutely, in Fee Simple unto The Trustees of Kapunahou School, his faithful and loyally disposed subject for the consideration of Ninety Eight & Eighteen-Hundredths Dollars ($98.18), paid into the Royal Exchequer, all that certain piece of Land situated at Manoa Valley in the Island of Oahu and described as follows:

Commencing at road way through wall joining Pamoa at mauka North corner this land and running
North 88° 45' West 17 3/10 Chains along road makai to angle, thence
South 75° 30' West 11 15/100 Chains to angle of road, thence
South 58° West 16 Chains to angle of road, thence
South 61° 30' West 4 65/100 Chains to mauka boundary of Punahou land at intersection of road, thence
South 37° 30' East 22 1/2 Chains along the Punahou land to angle, thence
South 1° 15' ....
